ASTM E 2018 Standards
ESI’s commercial inspections are designed to be in general accordance with ASTM E 2018 professional standards. The ASTM E 2018 Standard was designed by an international non-profit testing and assessment organization to provide basic property information for commercial structures.

Investigation Services

Our investigative services include leak investigation, condition assessment and due diligence. They are provided by skilled and certified professionals and include:

Leak Investigation – Our team excels in identifying leak sources and determining causes of leaks. We assist in developing strategies for temporary leak repairs as well as long-term remedial measures. We use cutting-edge equipment, perform a variety of ASTM standard tests, and have developed proprietary procedures and analyses for locating leak sources.

Condition Assessment - We perform thorough onsite investigations and surveys by reviewing all available construction documents, maintenance records, and other pertinent information. Our ASTM testing methods include destructive, non-destructive, and water-spray, which conform to ASTM. Deliverables include a report with all findings, engineering cost projections, and a life-cycle cost analysis with a budget for repairs or replacements.

      • Approximate age, design life and the number of layers of roofing material if applicable
      • Note leaks, missing material, cupping, curling or lifting shingles and safety concerns with tree branches.

      • A representative number of windows.
      • Overall condition, ease of operation and broken panes.

      • Grading, surface drainage, vegetation and retaining walls when any of these are likely to adversely affect the main structure.

      • Attached stoops, steps and their associated railings.

      • A representative number of interior doors.
    • Fireplaces
      • Components of the fireplace.
      • Vent system, flues and chimneys.
      • Fireplaces and solid fuel-burning appliances.

    • Ceilings and walls

    • Built-in appliances
      • Built-in appliances such as the dishwasher or trash compactor.

      • Probe for possible deterioration, check condition and safety.

      • Insulation and vapor retarders and note the presence or absence of each.

      • Interior roof structure and openings into the roof looking for evidence of leakage, general condition and safety.

    • Plumbing fixtures
      • Faucets, checking for leaks and overall condition.
      • Interior water supply and distribution system where it is visible.
      • Drain and waste systems.
      • Vent systems, flues and chimneys
      • Water supply, drain, waste and vent piping materials.
    • Hot/cold water supply
      • Test volume of water when multiple faucets are used simultaneously.
      • Test water temperature and temperature fluctuations when multiple faucets are open.
      • Location of the main water shut-off valves.
    • Hot water heater
      • Water heating equipment for leaks and overall condition.
      • Equipment, including the energy source.

  • Electrical Systems
    • Electrical services entrance
      • Service drop, service entrance, conductors, cables and raceways.
      • Amperage and voltage rating of the service.
    • Electrical service panel
      • Service equipment and main disconnects, the main grounding, the interior components of service panels and sub-panels and the conductors.
      • Location of main disconnects and sub-panels.
      • Wiring methods.
    • Electrical circuits
      • Conductors and over-current protection devices.
      • A representative number of installed lighting fixtures, switches and receptacles.
      • Ground fault circuit interrupters.
      • Report the presence of solid conductor aluminum branch circuit wiring.

This overview of services on a general home inspection is based on industry standards. Because of state-to-state differences in regulations, variations may occur. In all cases, hundreds of components in a home are inspected. The goal is always to give you an accurate report on the condition of the property on the day of the inspection, outlining safety issues and possible maintenance items. This translates to peace of mind during a stressful time. The inspector discloses how the various components of the home were inspected and if any items were unable to be inspected because of safety issues, weather or inaccessibility. A pre-inspection agreement outlining the scope of the inspection is also provided to customers.
